OVERVIEW

CUSTOM HOME

The custom-designed home was constructed in 1991 with conservation in mind under the electric utility, Consumer’s Power, Inc. energy saving program, “Super Good Cents”. The house has 6″ walls, thermal windows and doors, plus a 5 kw solar array that reduces the electric bill to a minimum in summer and still produce about 25% of the electricity in the winter. The floor plan was carefully considered for an easy and comfortable flow, and has 3 foot doors for handicap access (even in the  no- step master shower).

VINEYARD & IRRIGATION

The property is located a little over 3 miles south of Monmouth, Oregon in the Willamette Valley on a well-maintained gravel road that lies west of Hwy 99W and is north of Elkins and west of Helmick County Roads, both paved roads.  The mid-Willamette Valley is a well regarded region for producing premium wine grapes.  Nearby vineyards and wineries include Elkhorn Ridge (adjacent), Amalie Robert, Freedom Hill, Croft, Illahe and Halona Woods (formally Cooper Hollow).

 

 

Helmick Hill Vineyard was established in 1984 and has been certified by LIVE (“Low Input Viticulture Enology”) to be “Salmon Safe” since the beginning of the LIVE program in 1999.  These sustainable farming practices are more and more important to the wine consumer, wineries and general public.

31.46 acres are planted in vineyard which have historically produced 100+ tons of fine award-winning wine grapes per vintage (with some years cropping in excess of 130 tons).

  • 9.2 acres of Pinot Gris
  • 14.74 acres of Pinot Noir (with wide clone varieties, Pinot Noir 115, 114, 777, Pommard and Wadensvil; Pinot Blanc is all Colmar clones 159 and 161; and Pinot Gris are Dijon clones 146, 152, and UCD 103)

About 12 acres are grafted rootstocks, approximately 2 of which were planted in 2020 and the rest are self-rooted.  There are +/- 22 acres of VSP trellis and +/-9 acres of older, modified high-wire, hang-down trellis.

Growing wine grapes requires much deeper, well-drained soil.  The soils in our area are sedimentary “Spencer Formation” of Willakenzie, Steiwer and Wellsdale. Spencer Soil Formation Info

The vineyard is planted predominately to 5 x 10” spacing (5 feet between vines & 10 foot row spacing) with several blocks at 6’x10′ and 5’x9′ .  It has worked well with these soils. The vineyard slopes gently to the south with elevations ranging from 280′-385′. 

There are two irrigation ponds with an approved water allocation of 5 acre feet of irrigation which has never been needed in one year.  There could be an additional 5 or 6 acres on the east side of the house to plant more wine grapes and another +/- 5 plantable acres currently in timber. Vineyard equipment included – tractor, sprayer, flail mower and field cultivator.

An approval was given by the OLCC for a winery on the property in 2000 (not currently active) indicating the next owner could potentially develop a winery onsite.

 

Outbuildings

The equipment barn is a 50’x40′ stick built pole building with metal siding and roofing. There are 2 large barn doors on the east face.  The shop is 36′ x 30′ with a workshop accessible through a garage door and a finished 1 bedroom apartment currently occupied by the farm manager.  The shop also features a 5 kw solar array, which is separate from the array on the home.  There is also a 8’x24′ shed designated for chemical  storage (vineyard spray etc.).
