OVERVIEW
This expansive 89+ acre property is located 7 miles southwest of McMinnville, Oregon’s most dynamic wine country town and is within the McMinnville AVA. VINEYARD
The vineyard is located 7 miles southwest of McMinnville within the McMinnville AVA. This location near the coast range makes the site relatively cool compared to vineyards more centrally located in the Willamette Valley. The cool marine influence benefits the site by preserving acid levels in the grapes with a greater diurnal temperature range than more vineyards in the area. The elevations of the vineyard are in the 400′-520′ range, making it an ideal site for reaching maturity while maintaining acid levels.
The vineyard is planted to Pinot Noir, Chardonnay and Pinot Gris. Much of the Pinot Gris was grafted to Chardonnay several years back. All vines are on 10114 phylloxera resistant rootstock. There are two blocks of 777 clone Pinot Noir and one block of the Dijon 115 clone. The remaining Pinot Gris is the 09 clone and the Chardonnay is clones 95 and Mt. Eden. The entire vineyard is deer fenced. There is various cross fencing on the lower portion of the property for livestock.
The soil in the vineyard is Gellatly and Gellatly-Dixonville. The vineyard has been successful on this soils and an estimated 25-30 acres of additional prime vineyard land is available. Please see the mapping below for various other soils on the property.
MID-CENTURY HOME
The ranch style brick home was built in 1960 and has been updated over the years. Featuring 3 bedrooms / 2 bathrooms on the main level plus a family room, extra bedroom (non-conforming) and large office in the finished basement the home is well kept with a functional layout. Out back there is a a large deck, detached 2-car garage, garden and sprawling lawn.
Outbuildings
The equipment shed is a stick built pole building with metal siding and roofing measuring approximately 24′ x 80′, the east face is open.
