Price: $1,850,000
This 60+ acre property is located in the rolling hills of the proposed “Mount Pisgah, Polk County, Oregon AVA”. HOME AND OUTBUILDINGS
The 3 bedroom, 2 bathroom day ranch home is along the north property line with territorial views overlooking Block A. The home was built in 1978, is 2,642 square feet including a 2-car attached garage and detached garage/shop. The home has been minimally updated over the years but is livable and preserves the right to build a custom home in the future.
There is a 2 bay equipment barn (uninsulated metal pole building on slab w/ power) just west of blocks A and B. A 1,500 gallon water storage tank sits adjacent to the equipment barn.
VINEYARD
There are approximately 20.31 net acres of vineyard with 2.71 acres in development (laid out and vines ordered), which will bring the total net planted area to 23.02 acres. Until recently the vineyard was 100% Pinot Noir, Pommard clone on 101-14 rootstock. The expansion currently underway adds some variety with blocks 3 and 8 being planted to Pinot Noir 667 and 943 respectively, both on 3309 rootstock and blocks 9 and 10 being planted to Chardonnay clones 72 & 112, also on 3309 rootstock.
MOUNT PISGAH, POLK COUNTY OREGON, AVA
Mapping out at 5,850 acres the Mount Pisgah, Polk Country Oregon AVA will be one of the smaller sub appellations within the greater Willamette Valley AVA and if approved will be the southermost sub AVA within it. “Polk County, Oregon” is included in the name to clarify the location is not near another Mount Pisgah near Eugene in Lane county. The proposed establishment of the new AVA comes as no surprise to winemakers and wine connoisseurs alike who have been celebrating the premium wines coming from vineyards such as Freedom Hill, Illahe, Helmick Hill, Croft, Fern Creek, Erratic Oaks and Open Claim for decades. The area’s most unique characteristic is that the primarily sedimentary soils sit on bedrock known as the Siletz River volcanics, which are the oldest rock formations in the entire Willamette Valley. The wines from the area are characterized as having earthy, deep, dark fruit profiles with enhanced minerality.
