Vineyard, Custom Home and Large Shop For Sale + Olives and Walnuts

Lonesome Rock Ranch – 18495 NW MEADOW LAKE RD Yamhill, OR 97148

The quality of this 3,114 sq. ft. custom home (which was built in 2005 and remodeled in 2019) is evident the moment you step in the front door. Large welcoming living spaces, a chef’s kitchen and spacious master are just some of the highlights.  The home overlooks much of the property towards the coast range to the west.  There is a large wrap-around deck; a good portion of which is covered.  Out back there is a large fenced patio and garden.  Near the home is a large workshop that could serve many purposes as it is on a cement pad, insulated, has power and heat and has a bathroom accessible from the covered area on the side.  There is also a large equipment barn, garden shed and chicken coop.  The vineyard blocks total nearly 12 acres with room to plant approximately 3-4 more.  There is also a small olive grove and 25 recently planted walnut trees. The whole property is farmed organically and has 12 acres of water rights.  The location offers peace and quiet but is only 7 miles west of Carlton.

Approx. 11.74 acres planted from the Fall of 2007 to the Fall of 2018 (see block maps below).

  • Pinot Noir (PN50, Calera, Mt. Eden, 667 & 777)
  • Pinot Meunier (Davis 101)
  • Chardonnay (96)

All vines on grafted rootstocks.  5’x7′ spacing. Vertical Shoot Position trellising throughout.

Potential to plant another 3-4 acres.

600′-710′ elevation

Jory/Bellpine and Saum/Parrett soils.

The vineyard produces exceptional fruit that has been proven with it’s vineyard designate wines produced by De Ponte Cellars under the Lonesome Rock Ranch label.  These wines regularly score in the 91-93 range and sell for $44-$80 per bottle.  The coastal foothills location brings cool marine winds from the west in the afternoons driving the temperature down quickly on hot days contributing to greater (and more desirable) diurnal swings that preserve acid and increase complexity.  Lonesome Rock Ranch is currently in the process of joining the Yamhill-Calton AVA as the boundary is being redrawn to the west to include some of the nearby vineyards with enhanced exposure to this marine influence.

Sidenote: One of the hottest American Viticultural Areas in the Willamette Valley over the last several years has been Eola-Amity Hills.  Winemakers are drawn to the area for the coastal influence on the vineyard that Lonesome Rock Ranch is blessed with.  LRR presents the same or more pronounced benefits to the grapes without the expensive Eola-Amity Hills pricing.
